Fincas and Villas offers a full Property Management contract that incorporates property maintenance and cleaning to guarantee that your property receives the best possible care and attention. We can provide a tailored service to suit any individual home owner, and the property management services we offer are numerous. We can offer standard packages with a set price, as well as many 'optional extras' but if you do not see exactly what you are looking for, please do not hesitate to contact us.

It is our intention to make sure that each and every booking goes as smoothly as possible, resulting in guests that wish to re-book the following year, and recommend your property and our services to others. Word of mouth advertising is probably about the best form of advertising you can achieve and it is certainly the most cost effective.
Online Services
We offer with all our full management contracts the ability for each owner to log on and see their own availability calendar and their accounts for their property. Owners can allocate dates for their own use of the property or block off dates for the own client bookings, this will automatically generate an advisory email to us. At the click of a button our owners can see their property accounts, what incomes and expenses have been generated and what payments have been to them.
Key holding Service
We will hold the keys of your property and upon request make them available to visiting guests or tradesmen. This is normally for owners who do not regularly rent out their property or want any other kind of service. We can also arrange for one of our team to be at the property to meet visitors or tradesmen, this would be charged at the normal hourly rate. Basically we will be your point of contact in Spain for your property.
Regular Security Visits
A weekly security visit consists of: checking that the property is clean and tidy, testing appliances to make sure all are in working order, gas, electricity, light bulbs, security systems if applicable. The property will be aired, plants watered and all kitchen/bathroom appliances thoroughly checked and tested. Turn on or off services as applicable, check inventory as previously supplied by owner (we are happy to complete an inventory on the owners behalf please ask for details). Collect post and store it at the property or at our office, we can forward to a different address at an additional charge to cover the postage. Any damage or repairs needed will be recorded on digital camera and the images can be posted or email to the owner. If we are required to buy fittings/replacements or specialist work is necessary, this will be at an additional charge. Gardening, professional pool cleaning, painting/decorating and building works can also be undertaken at additional cost. Log books are held for each property, and we will submit regular reports via post, fax or email to our clients.
Coordinating and Handling Rental Booking
We offer a completely flexible approach to holiday bookings and we work with our owners to ensure the maximum rental income with the minimum of hassle. Property letting can be hard, time consuming work and it is important to be aware of the possible headaches it can involve. It is important to respond quickly to rental enquiries and we strive hard to ensure a minimum response time with the highest level of efficiency. We deal with enquiries, ensure as many details as possible are taken about the potential client and that they agree to our terms and conditions, keep booking calendars and availability charts for each property, maintain communication with owners to ensure they are happy with the booking and no double booking occurs. We manage all bookings, taking deposits and payments and banking them for our owners, holding damage deposits and making relevant deductions if any damages. (A full property check will be made before releasing the damage deposits back to your clients).
Cleaning/Changeovers
Cleaning is charged at our hourly rate, each property is unique and during our rental appraisal with the owner we would indicate the cost of a normal weekly clean for that individual property. Our cleaners will visit the property after each letting, giving it a full clean, kitchen, bathroom, appliances, polishing, sweep & mop floors, replace toilet rolls and towels, change bedding. Laundry will be washed & ironed professionally and again during our rental appraisal we would indicate approximate laundry costs for that individual property. For bookings of over one week a laundry change will be undertaken every week but normally a cleaning service mid stay would only be undertaken at the holiday clients request and at additional cost to the holiday client.
Consultation and Advice
We will meet with clients at their new property, inspect the property and advise on equipment needed, whether providing a basic or a luxury rental accommodation. We will discuss ways to achieve the maximum rental potential and the desired level of involvement from the owner. Advertising and marketing campaigns can be devised and we guarantee we will work with our owners every step of the way. We can offer advice on maintenance issues, furnishings, gardening, pools, security systems and even building works.
